Income and growth reward different strengths
Yield-focused properties depend on dependable tenant demand, achievable rent, manageable operating costs, and limited vacancy. Growth-focused opportunities rely more heavily on location change, scarcity, infrastructure, and future buyer demand.
Some properties offer both, but investors should avoid assuming that a premium purchase price automatically produces premium rent or appreciation.

Compare returns on the same basis
Gross rental yield ignores service charges, management, maintenance, vacancy, taxes, furnishing, and financing. Net yield provides a more honest comparison between opportunities.
Capital growth projections deserve the same discipline. Test the assumptions, expected holding period, exit costs, and the depth of the resale market before committing.
